HOW TO RENT ONE OF OUR PROPERTIES:

The Rental Experience

You’ve Dreamed Of

  1. Check out our Available Rentals to learn more about our available rental properties.

  2. Review our General Requirements & Information.

  3. Drive by the property - please do not disturb any current residents.

  4. Email hello@solpropertymanagement.com for a showing for all prospective residents who are 18 and over.

  5. Once you have viewed the rental property, clicking on “Apply for this Unit” on the property listing. If you are unable to submit an application online, please contact us.

  6. Complete the Sol Property Management Application Process.

  7. If your application is approved, you will need to pay the security deposit by cashier’s check or money order within 48 hours in order to secure the rental.

  8. Your Lease or Rental Agreement must be signed within 5 days of acceptance.

  9. By your move in date, you must have completed all of the following items in order to receive your keys:

    1. Transferred/started any necessary utilities.

    2. Submitted proof of renter’s insurance.

    3. Paid your 1st months rent.

    4. Completed a move-in walkthrough with a Sol Property Manager.


GENERAL REQUIREMENTS & INFORMATION

  1. Each person over the age of 18 years who intends to reside in the subject property must complete the application process.

  2. A completed Sol Property Management Rental Application, Credit & Background screening, and a photo ID is required to process your application.

  3. Verifiable employment and/or income history is required. If you are W2 employee please provide copies of your last 2 paycheck stubs or a copy of your most recent W2. If you are self-employed please proof of income from your most recent tax returns or your last 2 bank statements.

  4. Verifiable residence history from your current and/or previous landlord is required. Sol Property Management will make a reasonable attempt to contact previous/present landlords submitted by applicant and reserves the right to decline tenancy on the basis or inability to contact references provided.

  5. Our Pet Policy is here. We use a third-party service, PetScreening.com, to ensure all applicants understand how to adhere to the property's pet and animal policies. All applicants must complete a Pet, No Pet, or Animal Profile.

  6. All approved tenants will be required to obtain renters insurance from their provider of choice.


APPLICATION PROCESS

  1. Complete the Sol Property Management Rental Application and submit a photo ID.

  2. After your Rental Application is received and reviewed you will receive a separate email to complete the required Credit & Background Check.

  3. Complete the Credit & Background Check and pay the non-refundable $30 application fee.

  4. All applicants must complete the Pet Screening, whether or not they have a pet. Please review our Pet Policy for more information and a link to the screening website. There is no cost if the applicant(s) do not have a pet, or if they have an assistance animal. The household pet screening fee is $20 for the first pet and $15 for any additional pet.

  5. Please allow at least 24-48 hours for the processing of an application after receipt of all application documentation. We may receive multiple applications for this property therefore additional time may be needed. We do not necessarily select the first application submitted. Selection of a resident is based upon credit history, rental references, proof of income, number and type of pets if allowed, and move-in date.

  6. We will contact you whether your application is approved or denied. If your application was in good standing, but another application was stronger, you can apply your application towards any of our other properties for 30 days free of charge.


PET POLICY

A welcoming environment is paramount to all of our residents. To help ensure all of our residents understand our pet and animal-related policies, we use a third-party screening service and require everyone to complete a profile, whether or not you have a pet.

All applicants must complete the Pet Screening, whether or not they have a pet. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. There is no cost if the applicants do not have a pet, or if they have an assistance animal. The household pet screening fee is $20 for the first pet and $15 for any additional pet.

Intentionally misrepresenting that an animal is a service and/or support animal, for example, is a criminal offense in many states. Please make sure you understand your state’s laws and penalties before proceeding.

If your pet is approved, a $250 charge per pet that is added to your security deposit.

Types of Pets:

  • Household Pets

  • Assistance Animals

    • Support Animal - Trained or untrained animals that do work, perform tasks, provide assistance, and/or provide therapeutic emotional support for individuals with disabilities. Support animals are commonly referred to as emotional support animals, companion animals, comfort animals, etc.

    • Service Dog - Any dog that is individually trained to do work or perform tasks for the benefit of an individual with a disability. Other species of animal, whether wild or domestic, trained or untrained, are not typically service animals unless the requestor substantiates the unique situation. The work or tasks performed by a service animal must be directly related to the individual’s disability such as guiding an individual who is blind or has low vision, pulling a wheelchair, etc. This does not include emotional support. Note: For housing, any service animal type other than a dog may require a substantial burden by its owner to justify the animal’s unique circumstantial need.
